Berkeley County Tax Sale 2026: Mark Your Calendar for November 16!

Berkeley County Tax Sale 2026: Mark Your Calendar for November 16!

Every year, Berkeley County holds a delinquent property tax sale, and every year, I hear many of the same questions. Where can I find the properties being auctioned? Can anyone participate? Is it really possible to purchase land or a home for just the amount of unpaid taxes?

The answer is that tax sales can present some interesting opportunities, but there's much more involved than simply showing up and placing a bid. If you've ever been curious about purchasing property through a tax auction, understanding how the process works is a great place to start.

Mark your calendar! The 2026 Berkeley County Tax Sale is scheduled for Monday, November 16, 2026. Whether you're interested in vacant land, residential properties, or manufactured homes, now is the time to become familiar with the process.

Two Important Dates to Remember

October 29, 2026, at 9:00 AM — Registration Opens and Property Lists Become Available

Berkeley County's online bidder registration opens October 29. The county also plans to release the list of properties scheduled for auction, including manufactured homes, through the same portal.

November 16, 2026 — Berkeley County Tax Sale

The auction is scheduled to take place in person at the Low Country Conference Center, located at 406 Sigma Drive in Summerville. Online bidding will not be available.

The most important website to bookmark is the county's official portal:

Berkeley County Tax Sale Registration and Property Information

This is where you'll find registration instructions, auction rules, and information about the available properties.

Where Can You Find the Properties Being Auctioned?

One of the biggest misconceptions about tax sales is that finding the available properties requires special access or inside information. Fortunately, Berkeley County makes this information available to the public.

When the 2026 list is released on October 29, interested buyers can begin reviewing the properties scheduled for auction. The listings may include vacant land, residential real estate, and manufactured homes being sold for delinquent taxes.

Once you've identified a property that interests you, the real research begins. Using its tax map number (TMS) or other identifying information, you can investigate the location, acreage, property records, and other details that may help you decide whether it's worth pursuing.

Keep in mind that the auction list can change. Property owners may pay their delinquent taxes before the sale, and the county can remove or cancel properties under certain circumstances. A property appearing on the October 29 list does not guarantee it will be available on November 16.

Can Anyone Attend the Auction?

Interested buyers must follow Berkeley County's registration requirements to participate in bidding. The auction is conducted in person, and successful bidders must comply with the county's payment instructions.

According to the county's published rules, payment is due on auction day and must be made using cash or a bank cashier's check. All bids are final, so researching the property and understanding the rules before participating is especially important.

There is also something many first-time bidders don't realize: winning the auction doesn't mean you immediately own the property. South Carolina has a redemption process, and the successful bidder generally must wait until the applicable requirements are completed before receiving a tax deed.

Curious About the Tax Sale? Start Here.

Whether you're considering participating or simply interested in seeing which properties are available, October 29 is the date to watch. Bookmark the county's registration portal, review the auction rules, and take time to research anything that catches your attention.

Later this week, I'll be sharing two additional articles explaining how to research tax-sale properties before bidding and what happens after someone wins an auction.

Because when it comes to real estate, understanding what you're purchasing is just as important as the price you're paying.
