Your Property Tax Bill Is Coming...well, they are probably here! Here's What Berkeley County Homeowners Need to Know
Part 1 of 3 | Your South Carolina Property Tax Guide
October brings cooler weather, fall festivals, and something homeowners don't always look forward to—property tax bills!
If you own a home or land in Berkeley County, South Carolina, this is the time of year to start watching your mailbox. Whether you live in Moncks Corner, Bonneau, Goose Creek, Summerville, or along Lake Moultrie, understanding your property tax bill can help you avoid unnecessary penalties and potentially identify opportunities to save money.
Let's talk about when those bills arrive, when they're due, and how to pay them.
When Are Berkeley County Property Tax Bills Mailed?
Berkeley County generally mails annual property tax notices in October. These bills cover the current tax year, but payment isn't due until January of the following year.
For the 2026 tax year, the standard payment deadline is January 15, 2027.
If your mortgage payment includes an escrow account for taxes and insurance, your mortgage servicer may handle the payment for you. However, I always recommend verifying that your taxes have actually been paid rather than assuming everything is taken care of.
And if you don't receive a bill? Don't ignore it! Check your property tax account with the county.
What Happens If You Pay Late?
South Carolina has a specific penalty schedule for property taxes. For the 2026 tax year, the standard schedule is:
- January 15, 2027: Last day to pay without penalty.
- January 16–February 1: A 3% penalty applies.
- February 2–March 16: An additional 7% penalty applies, bringing the total to 10%.
- March 17 onward: An additional 5% penalty applies, bringing the total to 15%, with possible collection costs and enforcement action.
Those penalties can add up quickly, especially if you own multiple properties.
How Do You Pay Your Berkeley County Property Taxes?
Fortunately, Berkeley County offers an online payment option.
You can access the official payment system here:
https://berkeleycountysc.gov/pay-taxes/
Online card payments may include a convenience fee. You can also contact the Berkeley County Treasurer's Office for current instructions on paying by mail or in person.
If you're mailing your payment, allow enough time for it to be received and processed by the deadline.
Before You Pay, Check Your Bill!
Here's something I encourage every homeowner to do: take a moment to review your bill before paying it.
Look at the property's taxable value, assessment ratio, exemptions, and any changes from the previous year.
If the property is your primary residence, check whether it's receiving the 4% Legal Residence assessment rather than the standard 6% assessment applied to many other properties.
Also, if you're 65 or older, permanently disabled, or legally blind, you may qualify for a Homestead Exemption that reduces your property taxes.
We'll explore both of those opportunities in the next two articles.
A Little Knowledge Can Save You Money
Property taxes are part of homeownership, but paying more than you legally owe doesn't have to be.
Take a few minutes this October to review your bill, confirm your exemptions, and make sure you understand your payment deadline.
In Part 2, we're talking about South Carolina's Homestead Exemption and how qualifying homeowners can save money.
